This month, Chapman will complete work on two LEED projects on which we played very different roles -- construction manager on one, and sustainability consultant on the other. Chapman is providing LEED administration services on both projects.
  
For InterGen's 35,000 sf Burlington office, Chapman's consulting services were sought for the role of LEED administrator and sustainability consultant, working as part of a project team that also includes Diversified Project Management, Visnick & Caulfield, and StructureTone. In addition to managing the LEED-CI process, Chapman will produce educational materials that demonstrate the benefits of sustainable construction for the client's Health and Wellness and HR departments. Chapman's InterGen team includes Director of Sustainable Practices Guy Compagnone and Sustainability Coordinator Courtney Borelli.

Out in Westborough, Carruth Capital and architect Walsh/Cochis selected Chapman as the Construction Manager and LEED Administrator for their Fifty Washington St. project. This high-visibility project is targeting LEED-CS Silver and involves core and shell improvements to an existing 93,500 sf building. Included in the scope of work are new high-efficiency air handling units, renovated bathrooms with water efficient fixtures, a new cafeteria, a fitness center and lobby amenities area featuring high recycled content / low emitting materials, and a rooftop photovoltaic system to offset a portion of the base building energy needs.

Indoor air quality during construction was of paramount concern as half of the building is to be occupied by Conservation Services Group, for whom Chapman is also completing a 52,000 sf buildout. Chapman's Fifty Washington project team includes Director of Building Performance and Renewable Energy Ben Tucker, Project Manager Jim Davis, Assistant Project Manager Chris Draper, Sustainability Coordinator Courtney Borelli, Senior Supervisor Larry Thibodeau, and Supervisor Eric Churchill.

As a LEED prerequisite, both the InterGen and Fifty Washington projects are undergoing Fundamental Commissioning of the building systems. The commissioning process ensures that all HVAC, lighting, plumbing, and renewable energy systems are installed and operating according to the design parameters thereby maximizing efficiency and reducing overall energy consumption. This process can significantly reduce long-term operation and maintenance costs as well as improve the facility's indoor environmental quality.
